TMS provides a variety of different environmental services.
Phase 1 environmental site assessments for commercial real estate
transactions are essential for both buyers and sellers of commercial real estate, as
well as lenders holding a mortgage on real estate.
TMS follows the standard set by the American Society for Testing Materials
(ASTM) for Phase 1 assessments. The ASTM standard for Phase 1 insures that
the client will receive a thorough and professional report.
Real estate sellers, owners and lending institutions can depend on TMS to
provide a professional ASTM Phase 1 site assessment. Phase 1 assessments
will reveal any "environmental condition," that is, a situation likely to cause
contamination or threat of contamination on or near the property.
Phase 2 environmental site assessments require sampling and testing for
contamination. If contamination is found, remediation may be required.
